We charge a £150.00 + VAT marketing fee upon instruction which includes all required marketing and advertising, a 10 - 12% + VAT management fee is then payable monthly which includes all of the above as standard.
Let Only Service...
This particular service may be of interest to the more experienced property individual who prefers to take care of the day to day management of their property themselves, we will assist you in the search for a suitable tenant and complete all the essential paperwork, our let only service includes the following:
- Free no obligation rental appraisal
- Free advice on which property is a viable purchase and its rental potential
- Appropriate marketing strategies including newspaper advertising, internet advertising including our own website and the nationally recognised Rightmove website, eye catching “to let” board and a regular search on our mailing list
- Accompanied viewings six days a week
- Comprehensive tenant checks and referencing via Homelet as a premier agent
- Full and thorough photographic inventory
- Signing of the tenancy agreement and setting up of the standing order to pay all future rental payments directly from the tenant to the landlord
- Reading of meters and changing of utilities
- Collection of the first month’s rent and deposit monies
- Deposit insurance with the DPS to meet with government regulations
For the above we charge a varying fee of £350.00 - £450.00 + VAT depending on the size and the rental value of the property. No fees are payable in advance, we would usually take this payment from the first month’s rent.
RENT GUARANTEE AND LEGAL INSURANCES ARE NOT INCLUDED AS STANDARD BUT ARE AVAILABLE BY REQUEST.
ENERGY PERFORMANCE CERTIFICATES
From 1st October 2008, all rental properties will require to have an Energy Performance Certificate (EPC), this will affect all new tenancy’s commencing from 1st October 2008, this also includes your current tenants who re-sign, the EPC will be valid for 10 years. GAS REGULATIONS
All gas appliances, flues, meters and pipe work must comply with Gas Safety Regulations 1998 under the Health and Safety at Work Act 1974. As a landlord you have a duty to the tenant to ensure all gas appliances and equipment in the property both meet with current regulations and are annually maintained and serviced by a CORGI engineer.

ELECTRICAL REGULATIONS
Although there are no official regulations in place to insist you have the hard wired electrics or portable electrical appliances tested, you do as a Landlord have an obligation to the tenant to ensure the equipment included within the tenancy is safe and fit for purpose. We recommend you have all portable appliances tested annually and all hard wiring checked at least every three years.
FURNITURE REGULATIONS
If you intend to leave soft furnishings within the property these must comply with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 (as amended in 1989 and 1993), all furniture that is upholstered that is to remain in the property must have the correct display labels attached, we have provided you a website link that contains more detailed information:

Energy Performance Certificates
As from the 1st October 2008, all lettings agents and landlords are required to produce an energy performance certificate to be available to be viewed by any prospective tenant, please enquire if there are any certificates you require to see.
Procedures & Fees
After you have found a suitable property with us, we can usually aim to have you moved in and settled within approximately two weeks, depending on if the property is already vacant. We do carry out referencing and credit checks with a company called Homelet, they will ask you to complete an application form which is then returned to us for checking purposes, we then send this back to Homelet who will contact your employer and current or previous landlord to establish references, our charge for carrying out references is £70 + Vat per applicant, we do require any person over the age of 18 to be referenced. This charge also covers the administration costs that are involved with moving you into the property. This whole process can take anything from 24 hours or so up to two/three weeks, depending on how soon your employer responds. If you are self employed we would need to contact your accountant to verify your earnings. Following the acceptance of your application, we will arrange for a mutually suitable move in date and forward you the legal paperwork to read through carefully before the signing on the day of the handover, you will also be asked to provide two forms of identification and bank details for the standing order. If you are unsure of any of our procedures please do not hesitate to contact us.
Rent & Bond
You will be required to pay one full month’s rent in advance plus the bond which would be equivalent to six weeks rent, for example rent of £500 pcm the bond would be £700.00. The bond/deposit will be registered with one of the required government tenancy deposit schemes usually the The Deposit Protection Scheme, www.depositprotection.com. However some landlords who we act for an let only basis may choose to an alternative scheme. Information of this would be provided to you at the start of your tenancy.
Holding Deposit
We would require to take a holding deposit from any tenants that do not require to move into the property immediately following the completion of satisfactory references, this is security for all concerned, this deposit would amount to 50% of the eventual full deposit and would be non-refundable if you were to change your mind, however this would of course be deducted from your final deposit as soon as your tenancy commences.
Insurance
We can provide further information on tenants insurance policies that cover both contents and accidental damage, please contact us for further details. We do recommend all tenants should have suitable insurance to protect their belongings.

Utilities
All tenants are expected to pay all the utilities themselves, commencing from the day they take possession of the property this includes council tax, gas, electric , water, TV licence and any other amenity they may require such a phone/broadband line, although we may state that a property has phone line/TV aerial/Cable/Satellite facility we cannot guarantee if this is actually connected, any re-connection fees are due to the tenant to pay. Restrictions
We do have a strict no-smoking policy in all of our properties and if you have a pet you are recommended to contact our office to enquire if the landlord will accept animals in their property, this also applies to tenants receiving housing benefit, many of our landlord clients will not accept DSS, please be advised this is not our decision and is at the landlords discretion.
